Start with the commute and move-in date

Write down your workplace or campus, usual travel times and desired move-in date before shortlisting. Compare the exact address rather than a broad area label. Choose the size and furnishing you need

Compare monthly and move-in costs separately

Your recurring budget should include rent, maintenance, parking, utilities and any services you plan to use. Your move-in budget should separately record the refundable deposit, any agreed brokerage, moving costs and furniture or appliance purchases. Questions to ask before visiting

Confirm the exact unit, floor, available date, furnishing inventory, parking arrangement, water supply and backup power. Ask about any household, pet, visitor or move-in rules that affect you. Request recent photos of that unit and confirm that the person arranging the viewing can show it. Keep a comparison sheet so a low advertised rent does not hide extra recurring charges.

Record the agreement and handover details

Discuss the tenancy term, notice period, proposed rent changes, deposit return, repair responsibilities and any charges for leaving early. Read the written terms before committing and get advice for clauses you do not understand. At handover, record meter readings, keys, existing damage and the condition of the agreed furnishing; retain dated photographs and payment receipts.
