A Bangalore property buying checklist

1. Record the exact property and phase
Write down the project, developer, entrance address, phase, tower or plot number and proposed configuration. Keep the source brochure and note when you received the quotation. Confirm whether the completion information relates to that phase rather than another part of the project.
2. Compare plans and size definitions
Ask for the applicable floor plan and an explanation of the areas quoted. Check room sizes, storage, ventilation, balconies and any parking allocation against your needs. Do not compare two size figures unless their definitions match. For plots, check the plot dimensions and position in the applicable layout.
3. Request the full cost sheet
Ask for an itemised quotation for the exact unit or plot and identify which charges are included in the advertised price. Record the payment schedule, any stated validity period and conditions attached to an offer. Keep purchase costs separate from future maintenance, furnishing and construction budgets.
4. Review the corresponding project record
Find the applicable project and phase on the official Karnataka RERA portal and compare the identity with the documents supplied to you. The portal provides project and agent status services. Arrange independent legal or other professional review where needed; a project card or brochure does not verify the title, approvals or your contract.
5. Inspect the route and site
Test the approach route during your usual travel time. At the visit, ask which spaces are completed, proposed or part of another phase. Distinguish a show home or artist’s impression from the specifications for your unit. Note questions about water, power, parking, access and the responsibilities for common areas.
6. Keep written answers before deciding
Retain the current quotation, plans, document copies and written replies to important questions. Ask about the booking terms, cancellation conditions and handover process before making a commitment. If answers change your budget or expectations, compare the shortlist again instead of relying on the original starting price.
